Hi all,

I am a new investor in Philadelphia. We are looking at properties in West Philly, Point Breeze and Grays Ferry area. We are specially interested in the Baltimore Avenue corridor nears 52nd street. Would love to hear thoughts on whether this is an area that is likely to appreciate in value over time? Many thanks in advance.

Hey Avi,

I’m a big fan of the area especially the Cedar Park neighborhood. In Cedar Park there has been great appreciation in the area the past year or so. The deals I’ve sold over in that direction this past year, are the ones I am most excited to see the result of.

Cedar Park is the area just east of 52nd street. 52nd almost acts as a dividing street in terms of price at the moment. If you drive the 4900 block of Cedar St you’ll see a beautiful 3 story victorian twin homes that have gone up in price over the past year and a half.

West of 52nd in the Cobbs Creek area rehabbed homes have began to sell very quickly on the market as well as people have started flipping and putting homes on the market.

There is a large amount of development projects planned in University City over the next ten years. The area is gradually expanding, similar to what happened in Point Breeze in South Philly.

There is a good amount of articles that have been written about West Philly’s developmental growth.

Shoot me a message I’d be glad to send a few your way.
