Opportunities are here but the appreciation that accompanied this market going from a class D to a class C was driven only by people who could not afford anywhere else in Utah. 

The next thing to do is start to bird dog properties for those same people, if they give you a list of houses, run comps, call/knock/mail the owners to see if they will sell for a fair price.

My wife’s mother recently passed away and inherited her house via a lady bird deed, along with her 2 brothers.

I have very little knowledge regarding the costs accompanied by this and therefore difficult to calculate deals/cash flow when assessing properties. 

@Amanda By To echo Joe's comment, when a Deed is prepped to be recorded (to transfer title from a personal name to an LLC) a County Assessor Change In Ownership Form accompanies the Deed to the Recorder's office.
