So having a borrower sign a deed in lieu AS A CONDITION FOR MAKIMG A LOAN is not going to stand legal challenge.  

I imagine it can be tricky without face-to-face interaction, but it sounds like you’ve got a solid approach.Honestly, I don't have a process for establishing trust with sellers other than being polite and professional.

And don’t sell yourself short—getting started as a bird dog is a smart move.

.:  Are you talking about creating a first 50% of the note and a second for 50% of the Note and sell the first one? 

This is a large community and someone might give you some insights on the lender or the loan officer.  

If I had to leave a takeaway from this post before getting too far in it would be that whatever goals are had you have, we have these goals for a reason and typically it does not go exactly as planned but even if it doesn't go as planned, we can pick up where we left off and give it a fresh start.

Great you take over a loan but why?

Wanted to still be close to family but maintain a cheaper lifestyle, still have strong appreciation, and much better tenant/landlord laws, taxes, etc.
