I learned new things to look for during inspection, and I also learned a lot about the overall process of buying a investment, and what I could do better the second time.

Second, by working with an investor does this mean partnering with them and using their capital for investment properties like fix and flips?

Even though I'm a big guy I bring a second person (my wife or friend) with me to talk to my tenants when I'm going to have a hard conversation.  

He's not worth the thought process/second guessing your putting yourself through.
