The rehab costs have far surpassed our budget due to some masked issues(missing copper lines in walls, dangerous wiring almost throughout...all covered with sheetrock) Also, the city is requiring us to pour new approaches at "multifamily" thicknesses; about $9k worth.

Agreed Bill - getting on the board is a great idea, however I've been over their financials with a fine tooth comb and I honestly have no issues with the way they are currently running things.

as a noob, it's comforting to get all friendly and cuddly with these nice formulas, but they're not worth sh*t in the real world. a general guide, definitely - especially when you're starting out, but they also can mask the good stuff - and that's getting to know your market, building contacts and getting out there in the mix of things.additionally, you said you can't "find" properties cheap enough to wholesale.
