2) Agent: If the purchase is only a 1 time deal, do you have other investor friends you can introduce me to, so that I can grow my business, (quid pro quo, something for something).3) Investor: Agent, please work with me to submit offers using online tools to streamline the process and cut down on the amount of time it takes all of us during the process4) Investor: I understand the value of time and I want to get things done as soon as possible as well, if either of us feel that we are being taken advantage of, we will make the other aware of it and terminate the relationship without any hard feelings.The last item may sound trivial, but it is important to communicate between the agent and investor.

There are several pros and cons with these types of rentals so I'll list a few of the top ones:Pros-Steady stream of new tenants, so low vacancy (if leases kept on school schedule)-Very few issues with collecting rent (parents or student loans or jobs are plentiful)-Tenants tend to be very tech savvy which can aid in streamlining processesCons-Obvious one is added damage - I haven't had any nightmare stories yet that weren't inherited but college kids can be very rough on apartments.

The biggest problem you have with REOs is either traditional home buyers purchasing via HomePath or 203k Streamline loans or investors purchasing to hold them as rentals.
