Small yellow postcards tend to be like .35 to .4 per postcard.

If you decide to do lists, DMM, cold calling, and testing, it is utterly pointless to reason, color of postcard, font of postcard, time, day, year postcard is sent.

your an out of area landlord.. you are a target as am I.. non owner occ.. owned for a while  big equity that's who gets the letters.. these low value areas though are really hammered.. and I bet if you keep your letters you will find when one company stops 3 newbies who think all they have to do is send out post cards and they will make cash so they can do what you do which is buy and hold.for whatever reason people have been hammered into their brain that wholesaling is some simple thing to do when in fact its about the toughest thing there is in the real estate space.. but they get sold on you don't need any money credit etc etc.. so that's why you get letters..  

Send out handwritten postcards saying this is your dream neighborhood and you wanna buy their house.

@Ryan Taylor  If you applied for the homestead exemption before April 30, you will get a postcard from the tax district confirming that you have the exemption.

It's definitely a great way, since most people are sending letters/postcards, bandit signs, or what not.

Then pick 3/2s and larger and send them postcards.

I have used Post Cards and yellow letters.

-I had professional post cards made that pretty much sum up what I said in the letter.
