I’m using white pages right now but it seems so out dated.

@James Wise two close comps are saying around 90 but both are outdated with less land.

I estimated an ARV of $300,000-$325,000, but in its current condition $250k to $280kThe property is outdated, but completely habitable and clean. when listing the property the basement was still full of my grandparents belongings, so nobody realized the walls were bowing inward. 

Keep in mind that a family of six in a house with outdated plumbing is going to use a lot more water than a single guy. 

I do everything from day one when it comes to turning their gross outdated foreclosures into practically brand new homes.

The ADU needed painting and a deep clean, the furnishings and decorations were outdated as well.

The numbers were a bit outdated (he has since released a new version) but the concepts were really good.

Purchase price: $125,000 Cash invested: $120,000 Sale price: $320,999 We took an outdated old 1900 home in the Bates Hendricks neighborhod and reconfigured the layout and made a nice large 3 bedrooms, 2 large bathrooms including 1 ensuite and opened up the living room/kitchen for a nice open concept.
