Real Estate beginner looking to do my 1st BRRRR deal. Any help will be greatly appreciated.

Criteria: 

SFH - North Austin Suburb ( Leander, Round Rock, Pflugerville, Georgetown, Hutto etc.)

3+bed 2+bath

1800+ sqft

Price - $250 - $300k 

Not looking to do major rehab probably kitchen bathroom floor paint. Have been looking at properties and getting outbid on a few. The numbers don't make sense with such high prices. 

DM open for any leads. Lending lined up and ready to go. Also looking for Mentors to learn from and possibly partner with on a deal.

@Sandy Pathak Suggest to learn to market directly to distressed sellers. There are always deals, I just closed on one and have another in the funnel. Stop looking at the MLS expecting to find a good deal, that's where retail buyers and sellers operate.
