People do love hardwoods though so if you have decent hardwoods you have two options.

I have an apartment coming online for Sept 1st, 2023 - The unit is a 2 bedroom (new carpet & new windows), 1 bathroom, hallway & living room are original hardwood floors to the home, eat in kitchen space with new refrigerator & over, In-Unit washer & dryer, 1 off street parking space (can provide 2 if needed), heat, water, and sewer are included in the rent.

Remodeled the kitchen, bathroom, painting, refinish hardwood What was the outcome?

The whole house was repainted, laminate hardwood floors laid in the living areas, new baseboard trim, new carpet in the bedrooms, new tile flooring in the bathrooms and outside patio, granite countertops in kitchen and all bathrooms, stainless steel appliances, paint the cabinets, new toilets and plumbing fixtures, new lighting, and all tubs and surrounds were refinished.

Additional upgrades throughout the home include black aluminum Milgard windows, 3/4 inch Ash hardwood flooring, acoustic Oak panel accents, and dual-zone A/C.

Hardwood? 

Appliances - 10ish years (and if STR, likely want trendy styles that may be more frequently replaced) $10k+ - $83/mo.You can then get into things like blinds, exterior and interior repaints, tuck pointing for brick, decks/patios, fences, carpet/hardwood refinishing, garage door openers, etc.  

We wish it was synthetic hardwood floor for easy maintenance.
