I was thinking of possibly cancelling the contract next week if the buyer doesnt have a loan commitment letter from the bank by the deadline.  

I addition to the 30 days leading up to when rent was due you have to of also missed all the notice deadlines delivered to you by the Landlord and the courts for it to go in front of a judge.
