If you do land on Dallas as a market, Old East Dallas near downtown has one of the higher concentrations of small multifamily in Dallas proper I'd say, so it might be a decent place to begin your search, though MLS deals are few and far between.Happy hunting! 

I have read about some of the good things going on in neighborhoods like Bayview but I have also read about high concentrated crime areas.

I would also concentrate there myself.

If seller included these reports in the seller disclosure, I wouldn't have signed the contract.The mold report was done 7 months ago with moderate level of spores concentration .Due to the missing and not correct information in the disclosure, I requested seller to cancel the contract and want them to refund the fees that I paid back (option fee, home inspection, appraisal fees and the earnest money).

Residential houses sell for around 7k to 30k each.I concentrate on 2 counties in my state of SC.

We have been concentrating on the counties not online and the deals are on the properties in more rural areas, which is where there is tremendous growth as a result of the pandemic among other reasons. 

What should new investors concentrate on in Dallas now?

You will need a concentric vent which is cheaper than stainless but more expensive than B vent.
