If that's more attention than you want to devote to the enterprise, start looking for something else to do.- You want a 5-bedroom duplex.  

You need to consider who your tenats are and who you deal with and what typeof investing you do, identify the real risks and manage those issues.Most residential tenants don't have the financial horsepower to take you to court, they yell, scream and threaten, but can't really do anything and thank goodness, most legal aid offices don't get into civil law.

There is a lot of money to be made or lost in this enterprise.

If you have a Class C rental, government aid is common.

they will either be an obstacle or your aid during this whole process.
