Jeff Beard is right, if PMI sticks with it loan forever pay down to whatever that min is I think 78-80% (don't quote me on that). 

Obviously great news for us landlords, but I was curious if anyone in the Lakeland area has done any recent rent pricing in the 33815 zip code (east of wabash).About the property: I've got a duplex that we've been doing a massive amount of repairs to (new cabinet/countertops, new drywall on part of it, removing window units and putting in mini duct splits, full house electrical rewire, brand new plumbing, new roof/soffit/fascia, new bathroom tiling, new paint, etc.) and now is the time to start really nailing down rent rates.

Despite paying homage to the original architecture, I would also modernize the layout and try to keep the newly configured units open concept enough to allow a ductless mini-split to be used as the primary heating/cooling source for each unit.I would then furnish at least half of the units ... the upper units in the main house ... and target the MLAs who need local accommodations while the legislature is sitting.  

We found a place that is a bit below "normal" market (not this craziness we're in now) and will sell our home during this mini-boom.

Personally, I see these monthly threads as "mini-milestone goal setting."

Mini-splits may be a better answer or wall AC units.For the Refi question, this is done all the time and often you can get out most, if not all of your capital.

Some of them have a microwave/coffee pot with a mini refrig and some of them have a fully functioning kitchen with stacking washers and dryers.

For example on hvac I use a lot on mini split systems.
