Being new to real estate investing and then add on the bankruptcy component and it just may be close to impossible to get funding right away which I completely understand.

My 1st year in real estate I could make an add on postlets and post it to craigslist in color and with very unique formats and all my properties would rent in just a few days.

If you're bumping up a 30 year loan by $15K at todays rates that should add only about $75 to your current payment.

What if he was running an add on your unit and a potential client wanted to rent you lost that client.

I'll add one piece of ancedotal evidence.

They can foreclose on you if you do not pay and if they need to do any improvements they will add on a renovation fee for that year.

Either way you still won't be able to control everything and add on expenses that will hurt your rate of return.
