Ok here is what I have so far.Sqft is 1050 w/300 garage converted to master BRpayoff is 72K owner wants 82K but will take lessNeeds Roof and maybe WindowsProb carpet and kit/bath updateas it sits it is a 3/1 but the master add on (no permit) makes it a 4/1The comps in the area for a 3/1 is 115k and homes with 3/2 are around 125kI think I can get this house under contract for 79KDoes this sound like a deal or should I look for something else?

They can foreclose on you if you do not pay and if they need to do any improvements they will add on a renovation fee for that year.
