I'd like to be able to look at an incoming lead, talk to the homeowner, and basically have something like a Swiss Army Knife of solutions / strategies in my head, and be ready to offer the right one for that particular house.

Shema Turner I agree with John Blackman i would start nearbyi have properties in 3 states, and you'll have to pay tax on both states.the one in MA is in a condo with inhouse management crew, so it's "easier" to manage and i have great tenant.the one in NC (that is 10+ hrs away) my retail tenant bought her own shop, so i decided to sell it, i still have a network there to help me, but i am finding it so hard to manage. i am currently looking for a new tenant but have an army of ppl working for me there. and a trusted person/buyer working for same interest. if not i dont' know what i would have done.
