The process for SB County seems to have less rules (so some people claim generally less strict), but it's much slower than YV (because the division managing applications is doing so for the entire county-- one of the largest in the nation).

And or the short sale specialist now you talk about a transaction that takes a uber amount of time.. back when this started I had my brokerage running and was going to start a division in short sales so I thought I would do a few myself to see how it went suffice it to say I hated it and never started that.. but some brokers did well with it and thats all they did or needed to do..

You need to get some calls into your CPA and also the employer sponsored retirement plan division of the firm that your company uses for your 401k401k LOAN is always an option however this would affect your DTI as you'd be paying installments back into your plan to pay back the loan Best of luck!

Here in Arizona, it was common to buy 5 acres with one-acre zoning, usually split it into 4 parcels because most 5 divisions would leave you just short of an acre.
