I learned most of what I do now from Ron LeGrand (referenced in my signature below) and Cameron Dunlap (no link, just Google him) and have completed numerous wholesale flips as well as a couple of other strategies.

He/his family will then figure out *their* problem (they will find the alleged receipt or get a refund of their money order and pay up, he'll borrow the money from someone, etc. or the m.o. might really turn up in the mail.

Cameron,There is a chance you could do that if you can find an escrow/title company willing to use the end buyer's funds, and you let the end buyer know you are using their funds to close the first transaction.Joe Gore
