It might work in very limited areas and be a function of a dead market where sellers are desperate to unload their properties. 

Everyone works from home now and even when the orders are lifted do you really think the top executives aren’t going to start unloading their over-bloated leases in order to downsize and reduce the amount of workspace and bottom-line costs?

The size of the lumber used, pitch of the roof, setbacks to property lines etc.

Maybe they want money, rent credit, break the lease, or just to feel in control and have someone to unload on (I've had a couple of those).

Hi Eli,Although some people will just tell their contractor to use "The cheapest" or what is "Cheapest at Home Depot" or spec nothing and let the contractor pick out what he wants.It's best to pick your items using industry standard grading language (for lumber, cement slump, and etc...), or by manufacturer and part number (for paint, faucets, water closets, and etc..).Then work that language into the bid request (and manually verify it is being used on the site vs cheaper knockoffs).Kitchen faucets and shower mixing valves, for instance can vary widely in construction materials, service life, ease of installation (installer time), and ease of service once in service.Also, some manufactures will have grades for items, such as builder, multifamily, hospitality, hospital, homeowner, etc... 

So thats my favorite some wholesaler trying to unload something on me and I turn them around and show them ( with my help of course) how to become a big time landlord.

Floors were about $2.85 (CAD) at Lumber liquidators, they are a floating bamboo engineered floor.

Time to unload these turnkeys but unfortunately the repairs are costing 5-35k each!!!

Unload it before it becomes a money pit that ends up in foreclosure.

I live in the Florida panhandle and even though lumber has skyrocketed, new 2000sq ft homes, land, and everything included are still being advertised for $145sq ft.
