I'm now evaluating it as a cost/benefit issue, and the costs are beginning to outweigh the benefits.2) Is it worth it to fix up the condo and be a landlord, all the while being a full-time English teacher AND dealing with a shifty HOA president who is rather passive and hands off, and who could possibly be lying and/or embezzling?

I have also been a teacher/instructor at the college level as well as for more "hands on" type of hobbies that require instruction and "sign-off" for an individual to "operate independently", hence my apprehension to try and tackle a deal without what I feel is either adequate training or supervision to ensure success.

Also, the teacher mentioned that passing was 75 (right), but if you got 80 then to get another state's license you only have to take the that state's portion...a little incentive to study to be a B student rather than a c+ ;-) Good luck!!
