. $300 per square foot may not even be enough at the moment.New build semi custom homes in Ohio cost about $300 per square foot to build at Ohio prices - I can't guess what it is in Cali but I know it will be more.The insurance marketplace is a dumpster fire and agents are trying to survive at the moment.

If so, then someone who is in the shortsale process is about to have their score go down, versus someone who just completed a shortsale and therefore has already taken the hit to their credit.I don't automatically reject someone who had a semi-recent issue related to credit (foreclosure, shortsale, bankruptcy, etc.), as long as their credit score still meets my minimum and they don't appear to have other upcoming credit issues (like lots of current but recent collections that are likely to make their credit get worse as they continue to ignore those issues).

The semi detached you have should be somewhere in between the two (you probably wont find a 3bd condo, but townhome is better for your purposes anyhow).

Yet some tenant may not want to do it out front for all to see (even though legal on private property here) due to past stigma, privacy, etc....Maybe suggesting the backyard, some semi-concealed area with a bush,nor putting up a cheap screen , like lattice, etc, may help...

Acquiring a semi-occupied property with the intent to Airbnb the vacant units, either directly or through an Airbnb service provider (wherein they take 25%-33% of the Airbnb rent as a fee)?
