buying half a duplex

I am seriously considering buying a 1/2 duplex. Generally I don't really like the idea this mostly because there aren't any comparables in my area. However, I feel it is a pretty good deal and it is in a desirable area. My question is, in the absence of any real comparables how would you go about pricing the ARV? I do work with a very good R/E agent and she has sent me comparables but they are not exact. I am considering a 3 bed 1.5 bath 1/2 duplex. The comparables are for 2 bed 1.5 bath SFH. Do you think this is a good comparable to go by? Any help is greatly appreciated
