@Thomas S. these people have a list as long as my leg of prior evictions and judgements  against them.  

While I do have a judgement and I can (and will) be at the magistrate's office first thing Tuesday, Ive got good reason to suspect this particular tenant is appealing the eviction.

That'll always heavily weigh on an appraisers judgement

Upon further research the tenant had to pay a judgement.

We trusted their judgement and took our first loss of 19.5k.  

You will simply not see enough to be able to make an informed judgement of the extent of damage, so a walkthrough is simply required.For my remote flipping, I usually do a FaceTime walkthrough with someone at the property that I can direct and go through a checklist of items.

Sounds like you might not trust her judgement, in which case you should talk to a couple other agents who know the area well. 

The reality is that you will probably never see the money anyway as collecting a judgement in Texas is very difficult

In addition, you must send certified mail return receipt letters to all lienholders (mortgages, IRS, judgement, etc) who had liens on the date of the auction.  

As far as removal from the old one talk to your mortgage person, they may be able to use the judgement for the 6 months to clear that money.Good Luck!
