I dislike Cozy because it is harder to navigate than Avail in my opinion.Use the search bar above and look for "property management software" and you'll find thousands of discussions and blogs.Asking people which software is the best is like asking which ice cream flavor is the best!

Mass market analysis is alright for a preliminary search to vet properties but scouring the market is arguably just as quick and effective once you get good at it.Knowing how to search on Zillow or Realtor is already going to discredit 90%+ of places, then a two second look at a listing will discredit another 90%+, meaning the cream of the crop will rise in a matter of minutes, regardless of how you're searching when you equip yourself with the right tools.Here's my beef with mass market: it's good but it misses things.

Mortgage principle pay down and appreciation are just the icing on the cake.There are some more complex strategies and calculations involved in determining when would be a good time to refinance out additional equity for more properties, sell and exchange for other properties eventually, etc.

I was saying that if you found a great deal on a cash flowing property, the tenants end up paying your mortgage off. any appreciation is just icing on the cake.

I believe you are wholesaling, so the present comps and rent matters the most.IMO the development should be considered a icing on the cake.
