East Side Neighborhood Insights?

I'm looking at a property near Fort Sam a couple blocks north of I-35. The neighborhood looked a little mixed with some pretty nice houses and some other not so nice houses. Does anyone have experience/knowledge of this area of San Antonio? I read on article in the San Antonio Business Journal that there's been some companies moving into the east side and it's starting to build up a bit.

That whole are is being rejuvenated but some areas are more promising than others. When you mean its in that area, do you mean that it is actually in Government Hill. Or is it on the other side of 35 closer to Near east or Dignowity. All of those areas are seeing rejuvenation, and have a lot of great houses with awesome potential to be beautiful homes again. There are many businesses starting to extend from Broadway into government hill. The Alamo brewery was finished not long ago and its in the Near east/Dignowity area and since then there have also been a great deal of restaurants and bars popping up close by.

I am very excited to see the progess in the older neighborhoods of San Antonio, and I really hope it continues. We just moved to Tobin Hill north which is a little south of there and in the 6 months we have been here we have seen new construction real estate, old homes being renovated, new businesses etc.

Government Hill would not generally be referred to as the East side. One of the major factors in determining value in Gov. Hill is whether or not the property is located within the boundaries of the Historic District.  Only part of the neighborhood falls in the district, and in some cases the boundary line runs down the center of the street.  Without question, being in the historic district makes the property more valuable.  The housing stock is also quite a bit different than those properties outside of it.  Generally the properties in the district are older, well built, have greater curb appeal, and are closer to Broadway.  Properties outside the district are further north, built in 40's, 50's & 60's, are smaller, lower quality builds, and usually pretty plain.  There are exceptions both in and outside the Historic District boundaries.

The Government Hill neighborhood association is very active and often have and idea of what they feel is the highest and best use for each vacant property.  If you're looking a property that was originally a single-family and has been chopped up into multi-units, I would definitely consult the Association to discuss options.  I know of an investor that bought a "7-plex" in Gov. Hill and was fought tooth and nail to maintain it's zoning to keep as a 7-unit building.

As a whole, I think it's a great neighborhood and I think we will see a lot more investment there over the next few years.  I have been looking for a lot in that area to possibly build a personal home.

The development in that area is a long term factor. I believe you are wholesaling, so the present comps and rent matters the most.

IMO the development should be considered a icing on the cake. The fundamentals should make as much sense as they do on any other property.

I would check with some of the more experienced people, but some of that area may be considered historical which may add another layer or two of requirements on your remodeling.

It is in Government Hill on the north side of 35. The property needs a lot of work which is why I'm a little hesitant and its only a 2/1. I am concerned with the type of tenant the area might attract if the neighborhood is picking up then it might be worth it.
