I asked for coverage with the specs below for my area (recommended by individuals on that forum). 1) Total Value Property Coverage and any potential losses due to tenant-caused harm in the form of "replacement cost."2) Liability Coverage - I have been advised to get 3x net worth.

If a tenant (or roommates) make partial payments before the due date, then no harm has occurred, and it certainly won't affect your ability to evict if full payment isn't made by the due date.

Or, a lot of turnkey buyers are brand new investors, so they often buy one and then while they build more capital they see how their purchase goes (no harm in making sure something actually works out!
