Use written leases, follow fair housing, etc, no issues.Don't buy a property with rents way under the market unless you have a good strategy to bring them up within the confines of the rent control laws. 

This can range for better looking, better finishes, but more than that, it can be as small as "I just have a good cozy lovely feeling being in this house", that will sell a house!

It seems that most tenant screening sites include criminal background checks by default, with no way to omit them.Ideally I'd like to find a slick, integrated screening/management system a la RentRedi, Cozy, Buildium, etc that gives me the option to edit the application questions and omit the criminal background portion of the screening process. 

This property went from a neighborhood scourge with disruptive tenants to a really cute and cozy home.

The reason why it's hard to underwrite this is that the possibility of someone moving from a cozy SFH to a 3F is low because it diminishes the quality of life significantly.

My limited knowledge of real estate has been confined to farmland since that is the primary focus of my job.

Kids are pretty much noisy messy maniacs that don't do well in confined spaces.  

@AJ Smith - it's not necessary cold but more so doesn't have a cozy feeling, hence the idea of putting in a floating floor.
