My hunch is that even Account Closed would acknowledge that Dave has probably bought more units from brokers than mailers.

You will have a 10 day period from the time your offer is acknowledged to address any cocerns during the inspection or possible permit issues.

The biggest takeaway for me from your post is that I do need to acknowledge that tenants won't be invested in the home and neighborhood like I and my neighbors were/are.

You'd be surprised how many people are completely satisfied that it's something you're acknowledging right away.I have 4 listings, all with 90%+ occupancy. 

One was Bill Bronchick who recommended it as a way to protect against liens, but then, after question, acknowledged it had not power.

A lot of experienced investors do not do home inspections so you won't get a lot of repeat business and because of time constraints you really don't get to go into the detail you want to diagnose the cause of problems but rather just acknowledging them.
