I'd turn to CBRE cap rate surveys or Marcus Milichap's MFR circular for 2022.

However, the market will set the sale price, and the market doesn't really care how much you invested in to the deal.You'll need two things for determining sale price - a market survey of recent sales and an operating pro forma.

Also be aware the lender will  have the appraiser to a "rental survey" to be sure the rental rate is a market rate.

Hi BP,I'm working my way through a refi on a duplex in South Buffalo and my lender is requiring a current survey of the property. 

inspection if your going to go that route. then title search, boundary survey ect. utilities to be paid if they stay with the property, who pays back taxes if there is any.

How that affects renting and buying property....maybe tie that in with the lending aspect.If you are going to teach something about investing, might be good to have them run some live analysis, rent surveys, research what kind of loan they can get, see what 20 year projections are, things like that. 

In Georgia the notice states "Said property will be sold subject to (a) any outstanding ad valorem taxes (including taxes which are a lien, but not yet due and payable), (b) any matters which might be disclosed by an accurate survey and inspection of the property, and (c) all matters of record superior to the Security Deed first set out above, including, but not limited to, assessments, liens, encumbrances, zoning ordinances, easements, restrictions, covenants, etc.

You may also need to have an engineer do a survey and draw up plans for new septic. 

This is determined by lease agreements existing on the property already or a market rent survey done by the appraiser.
