After some searching, Washington state seems like a good place for me to make this transition, but this would be my first real estate purchase outside of Canada, so I am looking for any information or advice on purchasing US real estate as a Canadian where financing is concerned.

I have not invested in Canadian real estate, but I have invested in properties in the US.
