ADU additions have other issues (other than the initial negative position) such as 1) no income until complete which can easily take a year 2) limited finance options 3) detracts from existing unit (yard, privacy, garage, etc) 4) less potential purchasers at exit as their are many more people looking to purchase personal home than RE investors 5) lots of work.  

Some neighborhood is created for a very private privacy neighborhood.

The downside is that you don't have your privacy but it's more financially feasible when you don't have much money to start.

We are also exploring the idea of purchasing a van to do cross country road trips and having a coach house on top of a garage would be ideal for privacy while still getting income from the main property.Challange: Since our top unit is currently illegal, I wouldn't feel comfortable renting it out while we are living in a new location. 

Of course, all the video capture and position of the cameras will be compliant with tenant privacy and would be outward facing. 

I also set up a trust, but that was more something I wanted to do personally for a while now and is not necessarily related to my investment.If you are considering setting up an LLC, make sure you ask about real estate privacy trusts, registered agents, tax implications of different states and all fees that may be associated with these items.  

You know it's like a trust is designed to give you privacy and then people go and name it "Lee Family Trust" or "Mary Jane Jimbob Living Trust" <-- Don't do this.Something to consider is possibly considering the message you want to convey.
