The market really changed a lot last year and most people moved up to new construction, doing add-ons to their flips or a different niche.

Then add on the tenant friendly laws regarding evictions etc in MA and it makes the MA market very unappealing to buy and hold investors when they know they can go to other markets.

For upper end cosmetic improvements Then I just add on any major improvements that the house may need, like Roof, garage, Furnace etc.

So I would do it just like them and add on insurance to the P&I payment.

Hello Kody, My wife and I are local wholesalers in Fort Worth.

I would look for something with an entrance already or the possibility to add one at grade and go straight to the basement through a joint hallway.

Then they add on their fees inflating the price even further.

I've seen several houses nearby that had large add-ons which really increased the value and has peaked my curiosity on the costs.Any other information, tips or suggestions would be greatly appreciated.
