If you feel like you need representation, for sure use an agent but, understand you can get representation with a lawyer which WILL be present with you in court and also understand that with representation you do gain a streamlined process which is the value an agent brings in today's market but you loose a connection with the seller's side.

But the modularis more streamlined, the builder also is the general and provides a turn key product with cabinets and appliances installed before it even gets to the site.

If you need less than $35,000 in rehab costs, then you can likely do the FHA 203k Limited - more streamline than standard 203k but repairs must be <$35K.

The plan is to have an agent or multiple agents, who would both handle the purchase (finding the deal, negotiating it, and all standard buyers agent tasks) and selling it.The purpose is to streamline acquisitions and sales and also I like the idea of having an agent with the same interests in the deal as I do.

A lot of the REI groups will clean a foreclosure up and handle the heavy lifting before selling it off...at which point you could go with the streamlined 203 which is a lot easier to use.
