Maybe give the Habitat for Humanity Restore in Oakland a call regarding their stock of cabinets/doors... might be worth a trip out there.

I always like removing the carpet and finding restorable hardwood floors underneath.    

I've got cash to close the deal and/or preapproval for financing if needed.Why I'm looking for this specific building type and location is that my other company manufactures construction chemicals and products, with an emphasis on masonry restoration and adaptive reuse of buildings, based in Lawrence KS.

I'm estimating around 60k to fix up all the problems on the exterior and restore my colonial home.

That is an unsustainable expectation and caps will have to rise along with rates to restore the spread that investors expect.All that considered, a 6 cap for a NNN deal seems fairly reasonable but I too would be concerned about where valuations are heading given rising interest rates.Definitely look at NNN comps and do your analysis on difficulty/cost of leasing should it go vacant. 

He quoted me about $17,000 and that's not even including the restoration of the drywall, baseboards and carpet after they remove it, as well as getting an electrician to run an electrical outlet under the stairs to power the sump pump.

Hey @Michael Oliver, I've used Mark Lawson for Hardwood installs and restorations.

You might not make much giving most upside to them to deal with all of the issues but you do not want anymore losses incurred.If the total amount to fix up the property is more than the value of the place you might not want to do anything to it.It sounds like you fell in love with an idea of restoring a building instead of the reality of the location.

In this case, buyers will be scarce as they run the risk of being compelled to restore the building to a SFR.In short, your friend will likely encounter a stiff headwind selling this property.
