While the property shows well, you would want to have a look at the quality of work - and the things potentially left untouched (perhaps mostly behind the scenes) such as wiring, HVAC, air sealing and insulation, roof, etc.You might also find comps from the local neighbourhood to see where the valuation would/should be if this were a traditional sale.If your plan is to rent, you also want to research the market to know both the market rent and economic vacancy levels and the tenant population(s) to make your business case for the property.

One thing you may do though is try to follow sales that are not northwest trustee's or other bid trustee services concentrate on the ones that are done by small attorney firms. sometimes those fly under the radar.But I got out of this back in 07 08 and rolled into HML made better returns with the capital than I did in the foreclosure bizz in PDX.. way to much competition and that was right went vestus fairplay and the like came on the scene.

One of the benefits to the SLLC is that you file one document with the state and can have a lot of separate companies behind the scenes that are not as easy to find.Hopefully this logic makes some sense.

I have successfully take this route and had tenants ordered to pay.The increased fee is bad for landlords in one scenes but when tenants are ordered to pay, such as with a L9 application, it is a major incentive to never pay late again.

During that time, there have been multiple major fires, some with death, one started by a child, others just caused extensive property damage, including one that was started by a campfire that was lit in the livingroom for some "home cooking"; four cars have crashed into buildings, including one that entered the second floor from the street above, and ended up in the first floor; one murder scene; two suicide scenes; half a dozen death by natural cause...some fresh, some very much not; a horrible cat person that actually left the house to live in a second home a half block away, since there were around 27 cats IN the first house that she would feed every day.
