Income from that is directed towards REI.I did not click through all the links you provided, so perhaps the following input may be mistaken based upon the summaries you presented:Point by point:I see no reason why $28k a year cannot allow for REI, let alone the $56k that would then be a result of your later assertions that "most people are married by 30".

Unless I'm mistaken, the issue in this thread is Wells Fargo issuing the 30 day no flip clause in their approval letter, thus creating the "title transfer" issue.

@Lanique Carroll I may be mistaken but I believe the general consensus here is that yellow letters work far better than post cards, albeit they may not be as convenient.

i send all of my calls to a two minute infovoicemail ...things happen instantly.1) callers leave a message if they want to sell2) I don't waste time or argue with non sellers who are my future prospect3) my phone system feeds into a text service to send monthly "I Buy Houses" texts4) I don't mistakenly take callers off my marketing.

I made almost 300K W2 income last year so I'm in the 35% tax bracket (mistakenly said 32%) so I look for any opportunities to decrease taxable income, traditional 401k contributions, rentals that show as a loss, etc.
