I think the class A properties are great investments for youngsters like yourself as long as you have protection of equity as part of your backup plan You are not going to get any cash flow because 1 month empty is probably a years cash flow and one fridge is probably 4 months of negative income.

Remove the "complicated drain" and let them use a rubber stopper, no programable thermostats, no fancy ceiling fans with remotes/wifi, no fridges with water/icemakers, etc.

It sounds like you are really losing money fast with this negative cashflow and that doesn't include if something breaks like a fridge or if there is a roof leak, etc.
