So I'd make the case that passive investing needs to be devoid of contemplation or deliberation of how said investment is faring or whether or not it's being tended to.

I too am in Miami, & have been looking for an accountant who knows the ins/outs of real estate taxation & best strategies, perhaps preferably one who is a real estate investor as well.I have a portfolio that has grown to about 25 doors, have been doing some significant renovation this year, & am contemplating the purchase of another property.  

I am contemplating to work with a buyer brokerage on finding and negotiating off-market multifamily real estate properties and I need advise on the terms in the agreement: does anybody have experience with an “open right to represent” agreement?

@Jake GoehringIn my opinion, if you don't already have a source you can go to, (such as an attorney well versed in private lending and a CA mortgage broker who is licensed) to ask about legal, regulatory and compliance issues regarding residential lending in California, you shouldn't be contemplating doing it.

My wife and i had a similar monthly "savings" and we contemplated paying down the mortgage, or investing in rentals.
