So being able to talk through your successes with the paper trail to demonstrate them can go a long way (include a few graphs or pie charts... a lot of bankers like visuals).

By purchasing it, I would own the entire mountainside, and could offer joint bookings to access those looking for 8+ bedrooms, connect them with hiking trails, and offer amenities that complement one another (i.e. home theater in the larger one, different types of games, etc.).

Pikes Peak looms over the city so views are never far away, trails and nature are always within a short drive, and people are super nice.

@Lori HunterNaive or not, if an agent is intentionally misleading their client to believe that it is in the client's best interest to accept an offer that is 60% of market value so that the agent can earn both sides of the commission, they most certainly can end up in court, lose their license, etc.Add a trailing zero to your numbers so that we're looking at $370,000 and $250,000.
