Through Wright Patt CU we were told no minimum purchase price and 15% down for non owner occupied.

@Linda GovanAs someone who has done hard-money loans (gotten hard-money loans or similar financing) and worked JV's with more experienced (and less experienced) investors, that all seems very convoluted and complex.

@Linda Weygant She came to court and negotiated a week to move out on her own with the judge.  

@Linda Young This is personal preference and depends on the flip (sales price, neighborhood, profit of deal, etc.)

But if I were purchasing anything new in Dayton, I would find something near Wright Patterson Air Force base as the base is going through some significant expansion. 3) I self manage, so can't help you here. 4) Not sure about brokers either, but I do have a Cincinnati based real estate agent if you need a recommendation.
