Had a not so nice surprise at the beginning of 2020 with sewage in basement (so visual and so horrible). 

Looks ugly and imo sends the wrong visual message. 

I'm legally blind and my wife is visually impaired.  

I knew I wanted to live in a home with enough bedrooms for both a home office (tax deduction) and roommate (more passive income).I knew from listening to the BP podcasts that the quality of tenant /roommate I would attract is directly related to the visual appeal of my home, so I spent $1800 on new carpet and $350 on a handyman to fix various broken things in preparation for showing my home to potential roommates.Here’s the process I used to find a great roommate:(1)Looked at roommate ads for my area (mostly on Craigslist) and tried to find out what amenities and rent should be for my situation.

Tenant has the option to either leave the window bars 'swing-able' without a lock (essentially just for use as a visual deterrent)...or they can add a key or combo lock to the bars to keep them more secure (key/combo lock is NOT OK for fire codes). 

They will site the cost of turnover as a deterrent to charging market rents. 

Aside from that the visuals really put this together for everyone to enjoy and learn from.

@Daryl LucHonestly, it’s probably not something that you could easily follow up on or prove, but I felt like having them sign off on it would be a deterrent.

The seller could argue that a visual inspection would have revealed the catch basin full of silt, but that would not necessarily support their failure to disclose the problem prior to the sale.
