I believe the long and short of it was that for his particular business it was more advantagous to sometimes have to pay the early pre-payment penalty but I'm sure that's dependent on the overall strategy.Hope this helps a tiny bit and I'll let you know if I can find the episode :)

@Michael Janzer you mentioned it's a tiny town, which leads me to assume that appreciation will be minimal (and the property might even depreciate).

Our inventory - we are a tiny state, however we have a very healthy RE market especially in and around the Burlington, VT area (we were very much unaffected by the bubble burst in 2008/9) and many of the other "Cities".

Was thinking about a possible RV parking spot with the land or a tiny house parking spot and lease the land similar to a trailer park but limited utilities. 

In my tiny town and all over my area you could buy a duplex a few years back and rent out the other side and live in it for free practically.  

As an agent, I have found several of the owners signed for plans that increase in cost over time, so a tiny little house ends up with a $220 electric bill when the average could be $75.

For example the 'tiny home' shed I created in Coos Bay was rented by a traveling nurse for $4k per month for 3 months in December 2020.

Now she is giving your trouble so you are picking out other things not related to the problem at hand to "get even" like when an argument in a relationship starts about something tiny and then the people start bringing up stuff from like 5 years ago.
