Based on some preliminary conversations with loan officers and my math, I'm comfortable purchasing a property worth up to $950,000.

The 90 day mark is a week from today.I sent our loan account manager the signed leases today for all 4-units and filled out a preliminary application as well for the refi.These updates may seem boring in the coming weeks because the rehab is complete, but the refi and all that goes along with it, is what is the lynchpin to our entire strategy. 

I’ve run my preliminary numbers on occupancy and nightly rates, but I’m curious what success others are having in the area.

Last month we struck out, allot of wasted time, energy and a little money(time, preliminary title searches, gas driving the properties).

Do you have a few names or even the names of the offices so I can start a preliminary search. thanks again. 

So this is my opinion I would at least pay for preliminary title work to get the research but maybe thats it.

On future projects you may want to have a preliminary conversation with the PM and/or homeowner to establish expectations regarding personal property.

Currently, I am working on getting the preliminary projections ready for investors.

@Marco Santarelli @Greg RulfsWe bank with TD (both my companies) and have had success getting business loans for U.S. projects.We have gone through the preliminary steps of securing financing for property purchases in the U.S.A, but in the end concluded it would be cheaper to use our Canadian operating line of credit (3.5%) then a mortgage or LoC from TDs US subsidiary (5.x%).

I'd wager the Zillow ones are not up to date.
