I can't tell you how many novice investors that I talk to that have one or two rentals and have hired a terrible property manager and they (the owners) are collecting rents, mowing lawns, managing maintenance issues and handling tenant calls simply because they have no idea how to manage their PM, let alone the tenant.

I am thinking that the Mississippi Department of Health in that county may have the VIN because they approve the wastewater treatment plants or septic tanks.The realtor seems to be a novice and claims to have no information and 'couldn't' answer any of my questions 'because it is a foreclosure'.
