Brandon and Josh ask the questions as if a newbie is in the seat, so even though they dig into complicated scenarios, most is not lost on complete novices.

I'm a novice but a lot of what I'm reading shows 70% as the benchmark.

As novice as I am, I find it   challenging to know what to learn and how to learn what I dont know.

I believe this is where most people get in trouble because many novice investors have never heard of it or even account for it.  

In the real estate I am a novice, but I can give back in other areas.  

This is coming from a novice and there is a chance my assessment might be different from that of the experts.

So, I am reaching out to all those experts and novices that have tips, advice, and any form of help I would benefit from.  

I can't tell you how many novice investors that I talk to that have one or two rentals and have hired a terrible property manager and they (the owners) are collecting rents, mowing lawns, managing maintenance issues and handling tenant calls simply because they have no idea how to manage their PM, let alone the tenant.

I am thinking that the Mississippi Department of Health in that county may have the VIN because they approve the wastewater treatment plants or septic tanks.The realtor seems to be a novice and claims to have no information and 'couldn't' answer any of my questions 'because it is a foreclosure'.
