I direct mail for commercial listings.I hand write the outside of the envelope.This way is doesn't automatically get thrown in the trash mistakenly by a family member picking up the mail.If a kid knows something is junk for sure they will throw it out instead of letting the parent see it first.With all the filtering e-mail is a dying marketing platform.I still get some that way but not many.Spending money to mail out is a great investment if you do it right.Less mail today in the mail boxes so you get noticed more as people use bill pay online,etc.

Many believe this is the case but it just isn’t so and mistakenly think that just because a loan has MI insurance, no one is losing money in the deal if they walk away.So again in most cases, a def judgment is not pursued and you should know the status of this when you get your short sale approval letter.

check with the list brokers - if I am not mistaken last time I checked it was about a dollar per lead with a minimum of 1,000 leads or something of that nature
