If it happens to you, it is a disaster.Job Quantity and Quality - In many parts of the US, manufacturing and similar jobs have gone away and what remains are service sector jobs.

For example, millennial's might prefer a mixed-use development in a city whose IT/Finance sector is emerging vs a tenant profile of baby boomers in a retirement sunbelt area. 

P.S. 78 percent of millennials want the capability to offer short-term rentals, which allows them flexibility and extra income while away for their job or leisure.

That high end is a very closely guarded sector.  

San Antonio has seen some robust growth the past couple of years and I'm sure the SFH sector is also performing.

We have been in a down market for a long time when it comes to the commercial sector of real estate.

If I want to know how a REIT or any mutual fund in any sector has performed relative to the market and relative to its peers in the last 1 year, 3 years, 5 years or 10 years, I can find this out through a rating service like Morningstar, which can't be easily gamed.

There's a good pool of tenants to choose from between those two sectors.

Sun City, Leisure World in Mesa and Ahwatukee all come to mind.

The way I select a city is by thinking about areas I enjoy visiting for leisure.
