Not sure if that’s the reason in your area but one reason people don’t like investors is the rapid gentrification of an area which alters the local culture and makes it unaffordable for the folks who grew up there/lived there for generations to stay.

I'm not judging them for not having dental insurance, I'm just saying if you are from San Francisco you will have huge culture shock just driving 4 - 6 hours north.When I was in Crescent City, that was during the 2016 election and there were literally huge altars to Trump, too - giant wooden structures with huge decorated Trump signs/banners, etc.

Anywhere outside of the obvious high demand areas like SF Bay Area and LA, you really need to understand the employment situation, the culture, potential problems (like freeways that are possibly targeted to bypass towns that may no longer be good investments), etc.Unless you can afford to make a profit in the major job areas, then you really need to know/do your homework on the potential to make money in a way or to a different market than you're used to.

The trick is being able to afford to live while investing in those markets and understanding perhaps a different culture than you're used to - different types of tenants/buyers, etc.I research a lot because I'm a researchaholic, and the thing I'd caution you about investing out of state is to really look at the property tax and how often your property can be reassessed and by how much.
