My observations are that it takes a certain critical mass of experience to be good, but beyond that personal qualities (motivation/attitude, capacity and hunger to learn, honesty w/ yourself, etc) are a far better indicator of whether a person will be successful than experience.

yeah, garage is a big thing.... i thought i'd be ok, but i guess i messed up on this one.but i have somewhat positive news. my realtor showed the house a month ago to her clients. his fiance said "no, bad area". then a few weeks later the guy sees our ad, calls and says "the house looks amazing online, want to see it". upon further discussion it comes out that our realtor is also his realtor and she has been unable to find them houses for a budget of 1500.a week goes by and the couple with the realtor go back to the house to see it. a week goes by and she finally calls to tell us they want to get 2.5 yrs with an option to buy while he is repairing his credit.a little weird how they can't find any house to their liking throughout 3-4 suburbs. for the SE detroit crowd, the suburbs that they have looked are westland, plymouth, canton and livonia. my house is on the eastern edge of livonia.so anyway, we will see what happens... just wanted to update you. thanks for the great feedback/suggestions/observations.
