I ironically got rid of my truck 4-5yrs ago because I want to focus on the business and numbers not the transportation of material.

There is a reason the rules require an accredited investor, a sophisticated investor, or existing relationship to join these mostly unregulated syndications.  

Memphis is THE place known for transportation & logistics!

It is only prudent to follow any law that could remotely be related to your activity even if you are an unregulated lender and every time some private lender gets creative they increase thier chances of falling under some regulatory compliance issue.

Currently my wife works in higher education and I work in transportation logistics.Our plan is to start off with doing wholesaling and flipping.

Disney offers a huge amount of packages where families can stay on property and have transportation, park tickets etc. etc. all included.

That wealth, proximity to chicago and cross-continental transportation routes, and a cheap student work force brings industry to town which for the most part has stuck around throughout the years.

On top of that you have the added inconvenience of needing transportation (another cost) just to get there and it ends up taking more of your time up just to get a shirt washed.So I still think that even with tenants having to pay to do laundry per load, it's still an added convenience that should increase how attractive your property is to tenants.

This is why it is important to purchase in the right location - Education, Amenities, Employment, Transportation, are within reach.
