I cut my teeth on this property for a year and I was itching for another.

I have a good bit of savings and looking for a great first opportunity to sink my teeth into to determine if real estate investing is a good match for me.  

Specifically, I'm demanding a rate sensitivity analysis on those exit cap rates, AND, I want to see a good track record of returning capital back on refi's and loans, etc. to minimize my risk.
